Rent Safe! Payments in association with Yahoo! Homes  How Does the Yahoo! Homes Work? 1. Renter and Owner Agree to Terms Both parties agree to terms of the transaction, which includes a description of the dwelling, rent price, and any shipping information. 2. Renter Pays Yahoo! Homes The Renter submits the payment according to the instructions provided by Yahoo! Homes. Yahoo! Homes verifies the payment. Processing time varies by payment method. 3. Owner Ships Package (Keys/Contract/Other) Upon payment verification, the Owner authorize Yahoo! Homes to ship package (keys/contract/other) and submit tracking information. Yahoo! Homes verifies that the Renter receives the shipment. 4. Renter Accepts the Dwelling The Renter has a 5 days inspection period and the option to accept or reject the Dwelling. For more information, read our General Terms and Conditions. 5. Yahoo! Homes Pays the Owner Yahoo! Homes pays the Owner by the method selected by him/her. The transaction is complete.   General Yahoo! Homes Terms and Conditions 1. General Provisions Transactions performed by a Renter and Owner on the Yahoo! Homes site, shall be governed by the Uniform Electronic Transactions Act (Cal. Civil Code Section 1633 et. seq.) governing Escrow Regulations. A person or entity offering packages for sale, and desiring to use the Yahoo! Homes in order to close such a transaction, shall hereinafter be referred to as "Owner". A person or entity desiring to rent dwelling from a Owner, by use of the Yahoo! Homes for completing the transaction shall be referred to as "Renter". The use of the Yahoo! Homes (by the Renter and Owner) for purposes of effectuating a single protected rental process shall be referred to as a "Transaction". 2. Instructions and Deposit of Funds into Yahoo! Homes custody. Once the Renter and Owner have agreed to these General Yahoo! Homes Instructions, these instructions shall constitute a binding contract between all parties. The Yahoo! Homes Protection covers Renters who complete a transaction on internet for the following types of deliberate and material misrepresentation by the Owner: Paying deposit and never receiving the package Dwelling is not as described. The Owner will have to authorize the start of shipping process and provide the Renter with relevant information ( ie. tracking number ) in at most 48 hours from our payment approval. Upon receipt of the package the Renter will have 5 days at his disposal to perform all necessary inspections of dwelling. 3. Shipping and Tracking Upon receipt of Renter's funds, and clearance of same, Yahoo! Homes will notify Owner to authorize package shipping. Owner agrees to ship the package, insured for full value to Renter. Renter and Owner agree to choose a shipping method that utilizes online tracking information. The Renter Inspection Period (5 days) shall commence upon the first to occur of either: (1) Renter's acknowledgement of receipt of package; or (2) the Yahoo! Homes receipt of verification of delivery to the Renter's profile information via the shipper's or registrar's tracking services. The Renter Inspection Period shall be calculated in full calendar days, 5 days as stipulated in Instructions and Deposit of Funds. 4. Renter's Acceptance, Disbursement of Funds During the Renter Inspection Period, Renter shall either: (1)Accept the dwelling, and follow all further instructions accordingly to complete acceptance of the dwelling. Yahoo! Homes will pay the Owner the deposit price ; or (2) Reject the dwelling and follow any further instructions to complete the rejection of the dwelling. 5. Renter Rejection Process During the Renter Inspection Period, Renter may reject for any reason and following all other instructions to properly reject the dwelling. Upon such rejection, Yahoo! Homes will send Owner an email stating Renter's decision to reject the dwelling and return the package. 6.Payment Process All deposits/payments for dwelling in Escrow ( provided by Yahoo! Homes ) should be submitted in at most 48 hours from receipt of our payment terms. Failure to do so will result in the Escrow transaction being voided. 7.
